The CASONA DE SESTELO is a detached stone building of 2,539 m², in the LUGAR DE SESTELO, an enclosed area, in the heart of the Oscos-Eo Terras del Burón Biosphere Reserve, which borders for more than 720 metres with the Suarón River, a tributary of the Eo, a salmon river, in Castropol (Asturias). In an impeccable landscape, with no buildings in sight. Built in stone in 1850. It is, without a doubt, one of the emblematic historical buildings of the Eo Estuary, well known to everyone, which delimits the Spanish communities of Asturias and Galicia.
55 minutes from Asturias Airport, the village of Sestelo, in the village of Samagán, parish of Presno, is 8 kilometres from the centre of Castropol, to which it belongs, 4 from Vegadeo, 5 from the Eo Estuary - where the Suarón flows, which delimits the communities of Asturias and Galicia, 10 from Figueras - marina - 12 from Ribadeo - marina and commercial port - 14 from Tapia de Casariego.
Equidistant from the magnificent beaches of Peñarronda and Arnão in Castropol (12 km) or the famous Playa de las Catedrales in Ribadeo and the eleven hundred metres high Sierra de la Bobia (also 12 km) anteroom of the best preserved rural landscape in Asturias: the Oscos. Abundant hunting and fishing. 12 km from the golf courses of Barres and Tol. 14 km. from the Tapia de Casariego karting circuit. 12 km from the airfields of Villaframil (Ribadeo) and Arnão (Castropol). 25 minutes from the General Hospital of Jarrio (Navia).
The area is crossed by the 528 m long (by 2 m x 2 m) flowing water channel of the historic Sestelo mini hydroelectric power station, from 1926, Listed Industrial Archaeological Heritage of the Principality of Asturias. This mini power station, after its rehabilitation works, will be inaugurated and put into production in spring 2025.
The property has a bathing area with exclusive privacy - with no possible access for third parties - in the Suarón river, with a step and staircase, as well as an access bridge to the other bank of the river.
In the Eo Estuary, due to its optimal conditions from all points of view, a future luxury tourism is being consolidated; Once rehabilitated, several top-class hotels are ready to open after the pandemic: among them, the Palacio de los Pardo de Donlebún and the Palacio de Torres de Donlebún (B.I.C., Property of Cultural Interest) both in the district of Figueras (Castropol).
It is a closed estate, with a single 300-meter driveway, flanked by love trees, lilacs, a laurel hedge and a poplar grove.
LA CASONA DE SESTELO
Sestelo is a closed estate, with a single 300-metre driveway, flanked by love trees, lilacs, a laurel hedge and a poplar grove.
La Casona de Sestelo is a 4-storey building (plus a walkable roof, basement with openings to the street and a second sub-basement: 7 floors) to be renovated, on a plot of 14,059 m², 1.4 hectares. (It would be possible to also acquire the 2 adjoining plots, which add up to 3.4 hectares more, thus reaching 4.8 hectares of garden/park/estate, enjoying absolute privacy.) La Casona de Sestelo has a new roof in very good condition, consolidated stone walls and a concrete structure that replaced the old wooden one. Its rehabilitation was unfinished by the Principality of Asturias through a Workshop-School, at the end of the 90s.
Currently -after making and registering a Horizontal Division that will be explained below-, a new Project of Execution of comprehensive rehabilitation has been made -by the Architect Mr. José Antonio Villamor- approved by the Town Hall of Castropol, the C.U.O.T.A. (Urban Planning and Territorial Ordering Commission) of the Principality of Asturias and endorsed by the College of Architects of Asturias, of 2,539 m². The approved Project, obviously, is not binding in its approach for a buyer: another one can be made, or the fact modified, benefiting from the approval of the previous one and speeding up the deadlines.
HORIZONTAL DIVISION
With a single owner, CASONA DE SESTELO S.L. Sole proprietorship, in order to provide the building and the Sestelo area with the widest possibilities of use, enjoyment and exploitation – present and future –, a Horizontal Division of the building (Urban Plot) has been carried out in the heart of the Biosphere Reserve and registered in the Property Registry of Castropol. Today there are 20 registrations: 4 apartments, 2 duplexes, 6 commercial premises – susceptible to becoming 4 more apartments –, 6 storage rooms and 2 terraces. Which, obviously, gives it a unique value.
This allows, logically, that, given that the entire property of the building –20 Registered properties- is owned by a single company –suppose what is convenient-: the Casona de Sestelo is converted into a single mansion; it is exploited –for as long as is deemed appropriate- as a Grand Hotel or luxury Apartments; it is distributed or sold by registrations; the company's social shares are sold or shared... Etc.
SALE PRICE
